This Agent Agreement ("Agreement") is a binding agreement between you ("Agent", "you", or "your") and Altic LLC ("we", "us", "our", or "BookMyRealEstate") governing your use of bookmyrealestate.com and any related services (the "Services") as a real estate professional.
This Agreement is in addition to, and incorporated into, the BookMyRealEstate Terms of Service and Privacy Policy. Where this Agreement and the Terms of Service conflict, this Agreement controls for Agents.
By signing up as an Agent or by clicking "I agree," you accept this Agreement.
1. Agent representations and warranties
You represent, warrant, and covenant that:
- You hold a valid, active US real estate license (or are otherwise legally authorized to advertise real property for sale in the relevant US jurisdictions) and will maintain that license during the term of this Agreement.
- You are at least 18 years old and have the legal authority to enter into this Agreement.
- You have the right to advertise each property you list on the Services — that is, you are either the listing agent of record or have written authorization from the listing agent or owner.
- The information you provide about yourself (name, brokerage, license number, photo, bio, areas served, contact information) is true, accurate, and current.
- Your use of the Services complies with all applicable federal, state, and local laws, including the Fair Housing Act, state and local anti-discrimination laws, CAN-SPAM, TCPA, and real estate advertising rules.
- Any content you post (listings, photos, video, bio, messages) does not infringe any third-party rights and does not contain malware, false statements, or fraudulent claims.
- You will keep your license number and brokerage affiliation current in your profile and will notify us within 7 days of any change in status.
You agree to notify us immediately if your real estate license is suspended, revoked, expires, or otherwise becomes inactive.
2. Fair Housing and anti-discrimination
This is the most important section of this Agreement. You acknowledge and agree:
2.1 Compliance
You will comply with the federal Fair Housing Act and all applicable state and local anti-discrimination laws. You will not discriminate against any person on the basis of race, color, religion, sex (including gender identity and sexual orientation), national origin, familial status, disability, or any other class protected by federal, state, or local law.
2.2 Listings
You will not include in any listing content language or imagery that:
- Indicates a preference, limitation, or discrimination based on a protected class.
- Implies exclusion of any protected class (e.g., "no children," "ideal for Christian families," "perfect for young professionals," "no Section 8" where prohibited).
- Could reasonably be interpreted as steering or screening by protected class.
2.3 Communications
You will not discriminate in your chat communications or visit-request handling. You will not refuse to communicate with, decline visits from, or treat differently any prospective buyer based on a protected class. Your chat history is stored and may be reviewed in response to Fair Housing complaints or audits.
2.4 Reporting
If you observe discriminatory content or behavior on the Services, you will report it to support@alticllc.com.
3. Listings
3.1 Posting
You may post listings only for properties you are legally authorized to advertise (see §1.3). Each listing must include accurate information about the property and may not be misleading.
3.2 Approval and verification
New Agents and new listings are subject to admin review before they are published. We may approve, reject, request changes, or hide listings at our discretion.
3.3 Photos and media
You represent that you own or have permission to use all photos, video, and other media you upload. By uploading, you grant Altic LLC the license described in the Terms of Service.
3.4 Duplicate listings
You may not post a listing for a property that is already actively listed by another agent on the Services. If a duplicate is detected, the Services may block the second posting or hide it pending dispute resolution. We do not adjudicate listing-rights disputes between agents.
3.5 Freshness
Active listings expire after 14 days unless renewed (one-click). You agree to keep listings accurate — to update or remove a listing within a reasonable time if the property is sold, withdrawn, or its information materially changes.
3.6 Marking sold
When a property closes, you will mark the listing as "Sold" promptly. You may optionally provide the final sale price. By default, the sale price is displayed on the public Recently Sold archive; you may opt out of displaying the specific price (the page itself remains public).
3.7 Removal
We may remove any listing at any time for any reason consistent with the Terms of Service, including violations of this Agreement, complaints from buyers or others, or risk of legal exposure to Altic LLC.
4. Subscription and payment
4.1 Fees
Active listings are subject to a subscription fee of $10 per listing per month ("Listing Fee"), aggregated into a single monthly invoice per Agent. Fees are subject to change with at least 30 days' notice; existing fees remain in effect until the next billing cycle after the change takes effect.
4.2 Founding-member terms
If you are accepted as a Founding Member (among the first 100 Agents approved through the Founding Member program), the following additional terms apply:
- Your first active listing is free, indefinitely, while you remain in good standing.
- Additional active listings are billed at the standard Listing Fee, locked in at the rate in effect at the time you became a Founding Member, even if standard fees increase.
- You receive a "Founding Member" badge on your Agent profile page.
- Founding Member status is revocable if (a) you have no active listings for 90 consecutive days, (b) you violate this Agreement, the Terms of Service, or applicable law, or (c) we discontinue the Founding Member program (in which case existing Founding Members' rights described above continue unless otherwise terminated under this Agreement).
- Founding Member status is non-transferable.
4.3 Billing mechanics
Payment is processed by Stripe. By providing payment information, you authorize us (through Stripe) to charge the applicable Listing Fees to your designated payment method. You are responsible for keeping your payment method current.
Removing a listing or marking it sold stops billing on that listing from the next billing cycle. Mid-cycle removal does not entitle you to a refund of the current cycle's fee.
4.4 Failed payment
If a payment fails, we may retry, suspend your listings, suspend chat features, and ultimately terminate your account. You are responsible for any fees incurred due to failed payment.
4.5 No refunds
Listing Fees are non-refundable except where required by law or expressly stated.
4.6 Taxes
You are responsible for any taxes applicable to your use of the Services, except for taxes on our income.
5. Your profile and Agent page
5.1 Free profile
Your verified Agent profile page is provided to you at no cost while you maintain a verified Agent account in good standing.
5.2 Content you provide
You will provide a profile photo, bio, license number, brokerage affiliation, areas served, and (optionally) booking link, social profiles, and additional media. You represent that all such content is accurate and that you have rights to it.
5.3 Public nature
Your Agent page is public and indexable by search engines. Do not include information you do not want public.
5.4 Modifications
We may modify the design, layout, or template of Agent pages from time to time. We may also adjust how Agent profile content is displayed (e.g., truncation for length, image cropping for layout).
5.5 "Realtor" trademark
"REALTOR®" is a registered trademark of the National Association of Realtors and may only be used by NAR members. If you are an NAR member, you may include "Realtor" in your bio and credentials. If you are not, you may not.
6. Chat and visit-request features
6.1 Responsiveness
You agree to use commercially reasonable efforts to respond to buyer chat messages and visit requests in a timely manner. While we do not impose a strict response-time requirement, prolonged non-response harms buyers and the platform.
6.2 Conduct
You will conduct yourself professionally in all platform communications. You will not use the Services to harass, defraud, mislead, or discriminate against any buyer.
6.3 Stored communications
All chat and visit-request communications are stored. You acknowledge that these communications may be reviewed by us in response to reports, complaints, or legal requests, and may be subject to legal discovery.
6.4 No platform endorsement
Communications between you and buyers are between you and them. We are not a party to your communications or to any agreement reached through the Services.
7. Listing the same property elsewhere
You may list the same property on other platforms (e.g., MLS, Zillow, Realtor.com). Nothing in this Agreement restricts you from doing so. The Services are intended to be supplementary to, not a replacement for, your other marketing channels.
8. Independent contractor; no agency relationship
You and Altic LLC are independent parties. This Agreement does not create any partnership, joint venture, franchise, employment, or agency relationship between us. You are not authorized to act on behalf of Altic LLC, and Altic LLC is not your representative.
You are solely responsible for your own taxes, insurance, business expenses, and compliance with laws applicable to your real estate practice.
9. Verification — no warranty
Our verification of your license and identity at signup is an anti-fraud measure for the benefit of the platform. It is not:
- A guarantee of your qualifications, competence, or character.
- An endorsement or recommendation of you to buyers.
- A representation that we have conducted any further background check.
- A substitute for buyers' own due diligence.
You acknowledge and agree that the verification step does not create any duty by Altic LLC to vouch for you to third parties.
10. Suspension and termination
10.1 By you
You may terminate this Agreement at any time by closing your account through the dashboard or by emailing support@alticllc.com. Termination stops future billing as of the next billing cycle but does not entitle you to a refund of fees already paid.
10.2 By us
We may suspend or terminate your account and this Agreement at any time, with or without notice, for any reason, including:
- Violation of this Agreement, the Terms of Service, or applicable law (including Fair Housing law).
- Loss, lapse, suspension, revocation, or non-renewal of your real estate license.
- Discovery that information you provided (including license, name, brokerage) was false or misleading.
- Discriminatory content or communications.
- Fraudulent, deceptive, or scam listings.
- Spam, harassment, or abuse of buyers or other Agents.
- Payment failure.
- Threats, harassment, or abuse directed at Altic LLC personnel.
- Risk to other users or to Altic LLC.
10.3 Effect of termination
On termination:
- Your active listings will be hidden or removed.
- Your Agent page will be unpublished.
- In-flight chats and visit requests may be closed or notified that you are no longer on the platform.
- Sold listings in the Recently Sold archive may remain public (Altic LLC's content license under §5 of the Terms of Service survives).
- Your Founding Member status, if any, ends.
- You remain responsible for any fees owed.
- Sections that by their nature survive (including warranties, indemnification, disclaimers, and dispute resolution) survive.
10.4 No liability for termination
We are not liable to you or any third party for suspension or termination consistent with this Agreement.
11. Indemnification
You agree to indemnify, defend, and hold harmless Altic LLC and its officers, members, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or relating to:
- Your listings, profile content, communications, or other content posted on the Services.
- Any property transaction or attempted transaction with a buyer who contacted you through the Services.
- Your representations regarding your authorization to advertise a property.
- Your violation of any law, including Fair Housing law, real estate advertising rules, or licensing requirements.
- Your violation of this Agreement, the Terms of Service, or any third-party rights.
- Any claim by a third party (including a buyer, another agent, a brokerage, or a regulator) relating to your conduct on or off the Services.
This indemnification obligation survives termination of this Agreement.
12. Disclaimers and limitation of liability
12.1 Disclaimers
We make no warranties regarding the volume, quality, or conversion of leads, inquiries, visits, or sales you may receive through the Services. The Services are provided "as is" and "as available" as further described in the Terms of Service.
12.2 Limitation
The disclaimers and limitation of liability in the Terms of Service (§10–§11) apply to this Agreement and limit our liability to you.
13. Changes to this Agreement
We may update this Agreement from time to time. For material changes affecting fees or your obligations, we will provide notice (e.g., a notice in the Agent dashboard or email) at least 30 days before the change takes effect. Continued use of the Services after the effective date constitutes acceptance of the updated Agreement. If you do not agree, your remedy is to close your account.
14. Dispute resolution and governing law
This Agreement is governed by, and disputes are resolved under, the Dispute Resolution and Governing Law provisions of the Terms of Service (§13), which are incorporated here by reference. This includes binding arbitration in Delaware, class-action waiver, and the one-year claim limitation.
15. General
15.1 Entire agreement
This Agreement, together with the Terms of Service and Privacy Policy, is the entire agreement between you and Altic LLC regarding your use of the Services as an Agent.
15.2 Severability
If any provision is unenforceable, the remaining provisions remain in effect.
15.3 No waiver
Our failure to enforce any provision is not a waiver of our right to do so later.
15.4 Assignment
You may not assign this Agreement without our prior written consent. We may assign this Agreement in connection with a merger, acquisition, or sale of assets.
15.5 Survival
Provisions that by their nature should survive termination (including §1.7 license obligations, §2 Fair Housing, §11 indemnification, §12 disclaimers, §14 dispute resolution, and this §15) survive.

Your click constitutes your electronic signature. We will record the version of this Agreement you accept along with the date, time, IP address, and other metadata of your acceptance.
